Lennar is in contract to purchase nine of the 27 holes of the course. The remaining 18 holes, along with the Club are not being purchased by Lennar.
What is Lennar’s overall plan?
Right now, no design has been finalized. This includes the locations of new homes as well as the individual designs of the homes. We are in the beginning stages of the process where Lennar is beginning to meet with community leaders and residents to start a dialogue with the community.
Where are we right now in the process?
Lennar is seeking to build a mixture of town homes and multi-unit buildings. The exact number of each has not been determined. The town homes would be two stories, with possibly a three-story unit in the middle. The multi-unit buildings would not be more than four stories. No single-family homes are planned as part of the project.
What does Lennar plan to build?
Lennar is currently planning to only build approximately one third of the number of units that currently could be built in the community. According to current land use rules, approximately 4,300 units are allowed inside Boca Lago. There are currently approximately 1,800 homes already built. Lennar is not looking to build anywhere near the remaining 2,500 allowable units. Instead, Lennar is looking at only building approximately 800 units.
How many homes is Lennar planning to build?
While we know the general locations of where our community will be built, a final decision on where specific units will go has not been made. Those decisions will be determined by a number of factors and will follow community outreach efforts. However, since each area will have its own separate, dedicated entrance away from the existing gates and neighborhoods, it is probable that many of the new homes will be near either Lyons Road or Boca Lago Drive. There are a total of seven areas under consideration. Three are west of Lyons Road, and four are east of Lyons Road.
Where will the units go?
Lennar is only seeking to purchase the land that includes the nine holes of the course. All other parts of the community, including the remaining course and the Clubhouse will remain under current ownership and operations. While we believe the remaining 18 hole course will undergo some sort of renovations, the details need to come from the current course ownership.
What will happen to the rest of the golf course and the Club?
No. Lennar is committed to be as least impactful to the Boca Lago community as possible. This means access in and out of the new homes will be separate from existing roads and entrance gates. There will not be any additional traffic through the current neighborhoods.
Will Lennar’s community impact our roads or entrance gates?
Lennar has undergone a number of successful golf course conversions. The experience allows Lennar to understand how to design a new community that has the least impact on existing homes. This may include adding new lakes, enhanced landscaping, and other amenities. For example, some homes that currently overlook the golf course may instead have new water features behind them. The ultimate location of new homes will be determined, in part, by how to impact the fewest existing homes. Some existing homes will have a change to their view, but Lennar will work to minimize the impact.
How will the view from my home change?
Because we are so early in the process, it is difficult to provide a precise date. However, we anticipate it will be at least 18 to 20 months before any construction begins.
When will construction begin?
As with many things, the cost will be set by the market conditions when sales begin. However, Lennar is proud of its track record of building high-quality homes across Palm Beach County and beyond. The new homes will be in keeping with the existing area and community, and based on previous experience, will help to maintain or elevate nearby property values.
